We are commonly asked to do as-built surveys for residential or commercial properties. If you do an expansion on your home, the city requires a survey of the lot lines. The city will want to see a builders plan as well as post-construction improvement location with respect to the property lines.
When we complete a commercial project, we are often asked by the owner or architect to provide an as-built survey of the property. This shows that every part of the project was built where it should have been built. Commercial properties often go through transactions after the lender, architect, general contractor are settled. Parties to the project want evidence of accuracy.
An as-built survey is less than an ALTA title survey. It usually does not include easements, contours, zoning notes or certifications to the lender.
